| Terms and conditions | |
| 1. | The letting contract will exist when the booking is confirmed in writing along with the deposit and is accepted by the letting manager. |
| 2. | If cancellation of booking is necessary, 4 weeks notice must be given or the person letting will be liable to pay the full outstanding balance unless the property can be relet for that period. |
| 3. | In the improbable event the property is not available (through unforeseen circumstances) the person letting with be informed as soon as possible and all monies will be refunded. The person letting will have no consequential claim against the owner/management of 11 Seaforth Road

| 4. | The management reserves the right to refuse or revoke any bookings or occupiers, which may in their opinion and at their discretion, be unsuitable for the property.

| 5. | Person or persons who have made bookings shall be deemed ‘responsible persons’ and a duty of care shall exist for the property and its contents along with liability for damages. |
| 6. | At conclusion of letting period the property and contents should be left in the same condition as when letting began. |
| 7. | The lettee and management agree to be bound by all the conditions set out above. |
